Seaside Hotel + Provisions Lounge
North Shore Harbourside
Seaside Hotel is a waterfront, boutique hotel and spa shaped by its direct connection to the North Vancouver harbour front. The design approach focuses on a light, coastal-modern aesthetic that reflects the energy of the Shipyards, the peaceful Spirit Trail, the busy SeaBus terminal and the majestic mountain silhouettes.
Natural materials such as pale beach wood, crisp white stone, and brushed metals are paired with airy neutrals and soft oceanic blues to create a calm, open atmosphere. The project emphasizes clarity in guest navigation and spatial flow, ensuring a seamless experience from arrival through shared waterfront-facing spaces.
Subtle nautical influences are integrated through texture and form, rather than literal theming, supporting a refined and contemporary coastal identity.
Seaside Hotel was inspired by the rhythm and flow of its harbour front location.
The modern West Coast intent was the first of its kind on the North Shore, anchoring the vibrant Shipyards community and becoming a destination point for families, tourists, sports enthusiasts and foodies alike.
The hotel sits perched on the 3rd and 4th floors of an alongated, cruiseship like building - the peace and tranquility found within the hotel walls is astounding. The spa overlooks the Vancouver skyline, an opportunity for all guests to have a peek at the view while enjoying a hot-stone massage.
Final Presentation & Execution
The final delivery presents a nod to the Shipyards district, while maintaining a relaxed and quiet getaway amidst the busy area, The refined vacation getaway has been established and is an equally admired among tourists and locals.
Material & Finishing Curation
Materials and finishes are selected using cool ocean inspired tones, supported with cool crisp white stone, pools of dimmed LED lights in the ceiling and at guest entry doors, using subtle coastal references and visual calm to enhance the theme.
Prototyping & Measurements
The building evokes a cruise ship with extended coridors over two floors. To create visual rest stops, murals and wood panel porticos along with a custom waterflow carpet create nautical identity and interest. Circulation routes and decision points are refined to support efficient guest movement.
Concept Development
The Arch and Design Team from ZGF create concepts around the clarity and flow of the location, translating waterfront energy into structured visual systems keeping sustainability at the forefront. Mood boards and directional studies define a clean, intuitive hospitality identity.
Documentation & Discovery
The Development Team begin by analysing the high-traffic waterfront environment of Lonsdale Quay, focusing on guest movement, arrival patterns, and navigation challenges. This establishes a clear understanding of spatial priorities and operational needs.

This project introduced our signature guestroom design concept, featuring an underlit bed platform complemented by integrated bedside controls seamlessly incorporated into the nightstand. The design proved highly successful and has since been replicated in over 500 guestrooms, becoming a defining feature of numerous hospitality projects.

Seaside Provisions is an 80-seat grill and oyster bar seamlessly integrated into the hotel lobby, creating a vibrant gathering place for both guests and locals. Since opening, it has become a popular destination for North Shore residents visiting the Shipyards District. The design embraces a contemporary West Coast aesthetic, accented by subtle nautical influences expressed through custom lighting features and rope-inspired installations, paying homage to the waterfront setting while maintaining a sophisticated and modern atmosphere.
